Sedona Market Report: January 2026

Current MARKET STATISTICS 

  • Average selling price for all Sedona Single Family homes (excluding condos, townhomes and MFG) that sold in 2025 was $1.32M   - with an average price per square foot at $529 with an average of 100 days on market. Both the average price and price per square foot were up by a fraction - and the average days on market dropped by 10%.  We was a total of 584 residential sales last year and they break down like this:
    • 437 Single family homes (up from 397 in 2024)
    • 102 Condos and Townhomes (up from 80 in 2024)
    • 45 Manufactured homes and mobile homes (up from 34 in 2024

Luxury Market statistics for Sedona, AZ

  • In Sedona's $1.5 Million plus luxury market the average price of sold homes during 2025 was $2.28M with 132 sales over $1.5m (only 110 in 2024)-  82 sales alone over $2M (50+% up over last year) and the highest priced sale in Sedona in 2025 was $5.1M.  Average price per square foot is hovering over $686 psf (up 10% over last year)  The nicest homes are selling in the $1000 psf range - so be prepared to pay in this range if you want the highest quality and best views.  Most of the highest sale price homes are in the following subdivisions: Aerie, Mystic Heights, Seven Canyons, and Sedona Ranch.

Sub $750k Market in Sedona

  • At the other end of Sedona's market (homes selling under $750,000) there were only 59 sales (down 10% in 2024) - and I'd say that the decrease is due to an overall increase in value across the board and a sub $750k inventory has shrunk drastically.
  • Average Sale Price is pretty flat from last year : $638,432 vs $655,241
  • Average Price/Square Foot stayed flat at $421psf

General Trends

  • Inventory of available homes has increased slightly over the past several years - but our current inventory of homes in Sedona is 216 with 46 homes currently tied up with buyers leaving a true inventory of only 170 residential units.   This level of inventory is twice what we had 4 years ago... but is still low.
